IRS tax transcript retrieval for income verification through the IVES process using Form 4506-C where applicable. ISC supports the ordering workflow and transcript delivery. Typical ISC turnaround is 4–5 business days, depending on IRS, vendor, and file-specific processing.

Undisclosed Debt Monitoring: reduce pipeline surprises before closing

New borrower debt or credit activity during the mortgage process can affect qualification, documentation, or underwriting. Undisclosed Debt Monitoring gives lenders another way to identify supported credit activity that may need review before closing.

ISC's Undisclosed Debt Monitoring can monitor supported bureau activity during the loan process and provide alerts when selected credit activity is detected, depending on service configuration and bureau coverage, including:

  • New credit inquiries reported by monitored bureaus
  • New tradelines or accounts reported during the monitoring period
  • Balance or payment updates captured by the monitoring service
  • Other supported bureau activity that may require lender review

Fannie Mae requires lenders to evaluate potential undisclosed credit when inquiries indicate possible new debt and has published best-practice guidance for lenders using debt-monitoring controls. Follow the applicable investor, AUS, and underwriting requirements for each loan.
