This matters because VantageScore 4.0 and FICO 10T weight behavioral trends heavily. A borrower who has been consistently paying down debt looks meaningfully different from one whose balances have been climbing, even if their point-in-time score is identical.

The most common cause of last-minute loan fallout is a change in borrower credit after the original pull, a new account opened, a balance spike, a new inquiry from a competing lender. ISC's Mortgage Refresh Report catches these changes before they cost you a deal.
What the Refresh Report shows

Credit freezes during a mortgage pull
When you try to pull credit and hit a freeze, the process stops until the borrower lifts it. ISC does not handle credit freeze or unfreeze requests. The borrower must contact each bureau directly, TransUnion 800-916-8800, Equifax 800-203-7843, Experian 888-397-3742. Once all three bureaus are unfrozen, the loan officer can contact ISC at 800-290-2801 or repull through the MeridianLink portal.
