Credit Operations Review

A monthly and quarterly report that shows where your company's credit ordering stands, built from your own ISC account activity.

Why it is worth reading

Some of these orders had a less expensive route.

When a missing bureau is caused by a security freeze, a bureau copy may resolve it once the borrower lifts the freeze, without a second full credit report, and only the missing bureaus are charged. Both routes are legitimate orders. One costs less, and until the two sit side by side on a page there is no way to know which one your team reached for.

The same goes for a borrower pulled twice in the same week, or a paid pull that came back without a usable score and was never followed up. Waypoint puts them in front of you, named file by file. It is not the kind of thing a vendor is obliged to point out. We would rather you had it.

$793.10
worth a second look across 10 files in one month on the sample account, where a lower-cost route may have been available or a paid pull returned no usable middle score.

What a Waypoint review covers

Operational figures come from your company's own ISC ordering and billing activity. Any modeled information is separately identified and attributed.

Monthly

The pipeline

Every file still waiting on a bureau at month end, oldest first, with days open and the bureau named. Files cleared this month, and files from earlier months still moving, such as a supplement or a DU retrieval.

Monthly

Loan officer review

One row per loan officer: orders, spend, median score against the company, files still waiting, repeat pulls and the services each one uses. Sorted by volume, never ranked.

Monthly

Repeat pulls, with a reason

Every borrower pulled more than once, each with what the file shows. A re-pull after a rapid rescore is explained. A missing bureau answered with a full pull instead of a bureau copy is worth a question.

Monthly and quarterly

Branch by branch

For companies with more than one office, a company summary comes first, then each branch on its own pages in its own color. A branch manager can be handed just their branch.

Monthly

Billing detail, for the accountant

Every dollar ISC billed, tied back to a file, and what was paid by card or SmartPay at the time of order versus billed to the company. It closes the company summary. Your ISC invoice remains the statement of record.

Quarterly

The direction over three months

How volume, spend, the credit profile of the files being ordered and product use moved across three months, branch by branch. A steady median can sit on top of a mix that is moving, and that is where it shows.

A sample month, page by page

A real report built from an invented two-branch account, taken in the order an owner reads it. Both samples are below in full. The complete monthly, with each branch on its own pages, is a 13-page PDF, and the quarterly is a 5-page PDF.

OWNER SNAPSHOT

  • Orders: 56 borrower orders in August 2026, placed by 15 users.
  • Three-bureau coverage: 46 of 56 orders (82.1%) returned all three applicant bureau scores.
  • Middle score: median 718 on the 47 orders with all three scores. 9 orders had no middle score.
  • Pipeline: 7 files still waiting on a bureau at month end, 2 files cleared through a bureau copy for $32.00, and 18 earlier files still being worked.
  • Repeat pulls: 6 borrowers pulled more than once. 3 are worth a question, 3 explained by the file.
  • Worth a second look: $793.10 across 10 files, from repeat pulls worth a question and paid pulls that returned no middle score.
  • Spend: $6,262.37 net billed, $111.83 per borrower order. Card and SmartPay covered $4,305.47 at the time of order. The billing detail at the back ties every dollar to a file.

By branch

Each order and each charge is placed in the branch of the user who placed it, as set on the ISC account. Charges include every service billed to that branch this month. Median score is shown where a branch has five or more scored orders, and cost per order where it has three or more orders.

One row for each person files were billed to, sorted by orders and never ranked. These describe files and orders, not the performance of a person. Service columns count billing lines; a zero where colleagues show activity can be worth a workflow or training conversation. vs Company compares each median with the median of 718. 3 repeats are worth a question, $352.50 in all, listed first. The other 3 are explained by the file, such as a re-pull after a rapid rescore or a soft pull followed by the hard pull. The data shows what was ordered, not why, so any single repeat is a question for the file.

The clearest example this month: the same borrower's missing bureau was solved once with another full pull at $117.50, and once with a bureau copy at $16.00. Same problem, two paths, $101.50 apart.

Billing detail

For whoever reconciles the ISC invoice. The ISC invoice is the statement of record for what is due; this section explains how the month's charges line up with the files.

DOES THE INVOICE MATCH THE WORK

One question, answered in four lines. Everything ISC billed this month either sits on a file ordered this month, on a file ordered earlier and still being worked, or is a card processing fee billed to the account. Nothing else. If the reconciliation does not reach zero, the difference is flagged for review and traced to the underlying service activity.

Work billed this month on files opened in an earlier month. 11 lines carried no charge, such as included supplements and DU or LPA retrievals; they are listed so every line on the invoice is accounted for.

Card processing fees: 1 line totalling $3.90, charged when a credit report is paid by card. They are billed to the account, not to a credit file, which is why they are listed on their own.

WHO PAID

FilesAmount
Paid by card by the ordering user31$3,287.61
Paid by the borrower through SmartPay11$1,017.86
Billed to the company$1,956.90
Total charged in the month$6,262.37

Card payments are taken when the report is ordered. 5 card-paid files still left $140.00 on the company invoice, for services added after the card payment, such as a credit simulation or a spouse removed. The rest was settled at the time of order. The ISC invoice is the statement of record for what is due.

METHODOLOGY

Sources. This account's own credit order and billing records held by ISC Credit for August 1 - 31, 2026.

Counting files. 75 credit files were opened in the period. 2 are frozen bureau copies of another file, 17 are split or edited copies of an existing order (a joint report split in two, a spouse removed, or a bureau added) and 0 are refresh orders. Borrower order counts are 56, counting each original order once.

Matching. Files are grouped by applicant name. Reference numbers are reused across borrowers and months, so they are shown but not used to group.

Middle score. The middle of the three bureau scores, used only where all three returned a score. ISC does not adjust, estimate or fill in a missing score.

Frozen bureau copy. Charged per bureau recovered, counted across both the applicant and the co-applicant. For this account the rate is $16 per bureau.

Who paid. Card payments taken at the time of order, by the ordering user or by the borrower through SmartPay, are matched to the file they paid for. What is left is billed to the company. The ISC invoice is the statement of record for what is due.

Branch. The branch set for the ordering user on the ISC account. Users without one are shown as "No branch on file".

Repeat pulls. A second or later paid bureau product for the same borrower within the period. Each is marked explained when the file shows a reason, such as a rapid rescore or a soft pull followed by the hard pull, and worth a question when it does not. A missing bureau answered with a full pull rather than a bureau copy is worth a question.

Days open. Counted from the order date to the last day of August.

Worth a second look. Repeat pulls worth a question plus paid pulls that returned no middle score. A file is counted once even when it appears in both.

Cost per order. Everything billed to a user, divided by that user's borrower orders. It includes supplements, copies and verifications, so it measures total spend per file rather than the price of a credit report.

Figures shown by user. Sorted by volume, not ranked. They count files and orders, and are not a measure of effort, skill or results.

What this does not do. It does not assess borrower eligibility, predict an approval outcome, rate individual employees, or promise that any score can be improved.

Illustrative sample. Company name, branch names, user names and borrower names are invented and the figures are representative. This is not a real client account.
Prepared by ISC Credit exclusively for this account. The layout, measures and analysis in this report are proprietary to Information Searching Company and are provided for this client's internal use. Not for redistribution.
Net Billed Activity is Charge minus Credit from the ISC Activity Summary. It is a usage and monetary activity measure, not ISC gross profit and not the client's revenue. $26.00 in credits was applied this month and is already netted out of every figure here, so these totals sit below the gross charges on the invoice by that amount.
This report does not determine mortgage eligibility, approval likelihood, credit improvement potential, or whether a borrower is being actively worked. Where figures are shown by user they describe files and orders, not the performance of a person.

The month at a glance

Eight numbers across the top: volume, bureau coverage, the median borrower score, the files still waiting on a bureau and the spend worth a second look. Spend comes last, not first.

02  ·  of 7

The owner snapshot

Seven plain sentences: what was ordered, where the pipeline stands, and which repeat pulls deserve a question.

03  ·  of 7

Branch by branch

Every office side by side. In the full report each branch follows with its own pages, in its own color, so a manager can be handed just their branch.

04  ·  of 7

The pipeline work list

Every file still missing a bureau at month end, oldest first, with days open, the bureau named and who the file was billed to. The next step is a conversation with the borrower.

05  ·  of 7

Still moving

Files from earlier months that had more work this month, such as a supplement or a DU retrieval. A quick read on which loans are still in motion.

06  ·  of 7

Loan officer review

One row per loan officer: orders, spend, median score against the company, files still waiting, repeat pulls and the services each one uses. Sorted by volume, never ranked.

07  ·  of 7

Repeat pulls, with a reason

Every borrower pulled more than once, each with what the file shows. A re-pull after a rapid rescore is explained. A missing bureau answered with a full pull instead of a bureau copy is worth a question.

Three months, read for direction rather than detail. Order volume held roughly steady between June and August, at 56 and 56. The number of people ordering in a month fell from 19 to 15. The credit profile of the files being ordered moved down: files under 620 went from 8% of scored orders to 13%. File level detail for any month is in that month's report.

The median score moved between 716 and 726 across the quarter. Files still waiting are counted by the month they were ordered, as of August 31. The latest month always carries the most, because its files have had the least time to clear, so that row is not a trend. The same is true in part of worth a second look: a paid pull with no middle score in the last month may still be recovered.

BY BRANCH

Where each branch went

Orders by branch, month by month, with the quarter's spend and median score. Each order sits in the branch of the user who placed it, as set on the ISC account. The colors match each branch's pages in the monthly reports.

Order volume was broadly flat across the quarter, so any movement here is inside the team rather than in the total. Worth a Question counts repeat pulls the file does not explain, using the same rule as the monthly report. Increases and decreases are only tagged where there are enough orders behind them to call it a pattern.

6 files were recovered during the quarter through a frozen bureau copy, at a total cost of $192.00, with only the missing bureaus charged.

METHODOLOGY

Built from this account's own credit order and billing records for June 1 - August 31, 2026. Counts are borrower orders: of 219 credit files opened in the quarter, 6 are frozen bureau copies of another file, 42 are split or edited copies of an existing order and 1 are refresh orders, leaving 170 original orders. Worth a second look and repeat pulls worth a question use the same rules as the monthly report. A middle score is used only where all three bureaus returned a score. Figures shown by user count orders and are sorted by volume, never ranked. Figures by user describe orders, not the performance of a person.

The quarter at a glance

The same eight measures as the monthly, totalled across ninety days: volume, bureau coverage, median score, worth a second look, files waiting on a bureau and spend.

02  ·  of 7

Where the business went

Month by month, with the change from first to last: volume and spend, plus the pipeline and loan officer signals from the monthly, so a direction shows up before it becomes a habit.

03  ·  of 7

Where each branch went

Each office month by month, in the same colors as its monthly pages, with the quarter's spend, cost per order and the files still waiting. Which branch is growing, and which is not.

04  ·  of 7

How the borrower mix changed

The credit profile of the files being ordered, by band, across three months. A steady median can sit on top of a mix that is moving, and this is where that shows.

05  ·  of 7

How the team is distributed

Each loan officer month by month, with the quarter's repeat pulls worth a question and files still waiting. Tags say only what the data can see, such as none in the last month or started in July. Sorted by volume, never ranked.

06  ·  of 7

What the team is using

Supplements, simulations, verifications, rescores and bureau copies, month by month, across the quarter.

07  ·  of 7

Ninety days of bureau problems

Files where a bureau never returned and no copy followed, by the month they were ordered, with days open on the oldest. These are the borrower calls to make first.

BY BRANCH
